Welcome to La Crosse By Owner. We offer a forum for FSBO sellers, representing neither the buyer nor the seller. La Crosse By Owner does not assist/negotiate with the actual sale of the property, arrange showings, present offers or counter-offers, advise on merits of offers, hold earnest money, coordinate closing or order title insurance. We do not receive commission from the buyer, seller, or any other parties. Please take a moment to review and understand this Service Agreement.
SERVICE
A fee of $349
includes a six month exclusive listing on the MLS and on lacrossebyowner.com and a yard sign with your telephone number.
- Listings and signage are for one property only and are non-transferable.
- All clients agree to notify La Crosse By Owner as soon as possible after they accept an offer.
- Owner is responsible for the accuracy of all information posted on the La Crosse By Owner website. Any owner deliberately misrepresenting their property will be asked to change the inaccuracy. Refusing to do so will result in termination of the listing.
- No warranty of any kind is implied or provided.
- No refunds or prorations are given, due to all expenses being incurred during the first week of a new listing.
- Any user submitting a bad check or credit card will be charged a fee of $35 and may be unable to access La Crosse By Owner's website in the future.
- Unsold properties may be re-listed for an additional six months for $150 provided the client notifies La Crosse By Owner of their intent to do so before the listing term expires.
SIGNS
Our fee includes the use of a sturdy, professional-looking FSBO sign. Most signs are installed within three business days upon receiving payment and notification that the property has been marked for underground utilities [by Digger's Hotline] or sprinkler systems. Property owners agree to:
- Mark a safe location for the sign and take responsibility for any/all damage to underground utilities, sprinklers, or other hidden objects. Any underground objects must be identified and clearly marked before signs are placed. Signs are secured by a 12" spike driven into the ground.
- Pay a fee of $100 if the sign is unavailable for pickup after the listing term expires or is damaged beyond normal wear and tear.
- Be aware that La Crosse By Owner remains the owner of the sign; the homeowner alone is responsible for any injury, accidents or damage involved if self-installing the sign.
- We require the use of our sign as it directs buyers to the website.
