 What is LaCrosseByOwner.com?

LaCrosseByOwner.com is a real estate marketing service that aims to bring buyers and sellers together while avoiding high real-estate commissions. We are a Wisconsin licensed limited service brokerage. A license is required in order to offer MLS exposure. We currently are not able to list Minnesota properties. Any Minnesota properties on our website were signed up under a different agreement before our MLS conversion. We receive no commission from the buyer, seller or any other party. We are not here to attract leads for another purpose. Our mission is to help property owners use the power of the internet to sell property! Nearly 1 in 5 properties are sold by owner and almost 80% of buyers begin their home search on the internet before contacting a real estate agent.

 How do I sign up for your service?

You will need to collect three things for us: 

  • Property data.  Property data can be forwarded electronically via our website for faster webpage activation(recommended) or via appointment. (A walk-through is required, and the listing contract can be filled out then.
  • Photos (regular or digital).  Photos can be sent via email or uploaded onto your website after you have completed the electronic forms found on our Listing Your Property page.  OR we can take them for you during the walk-through.
  • Payment.  Your payment can be paid with credit card via our Property Registration Page.  A check or credit card payment may also be made at the walk-through appointment.  When payment is received (check, money order, or credit card) your listing will become active on our website and your property will be submitted to the MLS.

 What services do I get when I subscribe to your service?

Buyers do not have to subscribe. Buyers have free access 24/7 of properties for sale by owner in one convenient place. Sellers receive MLS exposure, an online listing and web presence for your home with as much space as you need to describe it, a professional yard sign, access to change your listing 24/7, and the ability to upload up to 8 color photos of your property.

 How long does it take for my listing to be active?

If using a credit card and signing up online, your listing on our website will be immediately accessible. Once we meet for the walk-through and listing contract (required by state law), your property will appear on the MLS in one to two business days. It takes approximately an additional day for the property to be loaded onto realtor.com, wihomes.com and most local real estate company websites.

 How long will my listing remain active?

Your listing will remain active for six months ($349 package), twelve months ($449 package), or until your property is sold or taken off the market. Usage of LaCrosseByOwner signs are included for as long as needed.

 I need to cancel my listing. How do I remove it from your site?

Simply call us at 1-608-519-1055 or email us at info@lacrossebyowner.com and we will remove the listing for you and pick up the signage. Please make sure all signs are available in your yard for pick-up. If you are terminating before your contract ends, we need to complete an amendment to the contract and we will take you off. If you have sold, please indicate your closing date, and we will arrange pick-up on or before the closing date.

 When will I receive my MLS number?

Once the MLS loads your property (this takes one day), they will assign a number. We will notify you right away to let you know your MLS number and that your property is in the system.

 Can I include the website address in any ads I place in the newspaper?

The newspaper does not allow any website addresses in their ads unless you own the website. They consider this third-party advertising. Some customers have personal webpages. We are able to provide a link on our site to your personal webpage.

 How can I send digital photos?

Digital photos can be uploaded to your page after you have completed the listing process on our website. They should be in jpeg format. You can upload your pictures directly to your listing by using the link while logged onto your listing page. By keeping your digital photos under 200K in size, you will help the download time for the potential buyer viewing your home. OR you can mail us print photos to be scanned and uploaded by LaCrosseByOwner.com for no extra charge. Please include a self-addressed stamped envelope if you would like the photos returned. We also can take the photos for you during your listing appointment.

 How do people generally handle the legal aspect of selling a house?

You can download Wisconsin and Minnesota real estate forms from the link under Sellers. We recommend hiring an experienced real estate attorney to assist with all aspects of the selling or buying process.

 Can I post SOLD/accepted offer on my sign?

Please don't add anything to the sign. Just call or email us and we will send your SOLD wording to place on the sign.

 What makes your business distinctive?

We began this family business after using similar services in Appleton and the Madison area. When moving to the La Crosse area, we saw that there was indeed a need from both the buyer and seller perspective for a web site like this. We are locally based so we can focus on La Crosse area properties. We also are truly here for "By Owner" sellers. We do not generate leads for other business purposes. We understand that buying/selling property is sometimes a stressful situation.

 What is the difference between using your service (selling 'by owner') and using a full service real estate agent?

When selling 'by owner,' you are marketing your property, taking all phone calls, showing the property, running the open houses, negotiating directly with the buyer and handling the paperwork independently (many individuals hire an attorney to do this part when selling 'by owner'). LaCrosseByOwner is a limited service broker. You handle the above tasks and for a flat fee, we waive our commission and provide MLS exposure. You retain the right to sell by owner. If you find your own buyer without an agent, you do not owe anyone commission. If an agent with a buyer presents and offer, you would owe that agent a small "co-broke" commission.

One thing to remember, as you plan to sell 'by owner,' is that you are also paying for all the marketing/advertising up front. In contrast, when you list with a full service real estate company, not always, but typically, they generally market the property for you, or at least put it on the MLS system. You are relying on them to advertise the property in the papers, take phone calls, show the property, run open houses and handle the negotiation and paperwork process.

Pricing

 How much is your service?

$349 for a six month listing which includes a yard sign and a web page on our site. Your propery will be placed on the MLS for the La Crosse Area, appear on realtor.com, wihomes.com and most local real estate company websites. One directional sign and one open house sign are included if needed. This is great exposure for approximately the cost of one month's advertising in the newspaper. Additional fees can be found on our Services page for other services as needed. This is flat fee whether your house is $100,000 or $300,000. We receive no commission.  If I cancel, can I get a refund?

Sorry, we are not able to offer a refund or proration of fees. However, we do not charge a cancellation fee. If you cancel, just notify us so that we can make an amendment to the listing contract, and then you are free. It is similar to putting an ad in the newspaper. You don't receive a refund if you don't sell. You may only cancel before your listing is submitted to the MLS. Our fee schedule is based on the amount of work put into each property. Even if you only have it on the market for 1 week, we still perform the same amount of work as if it were on the market for 1 year. Please call to have us remove the sign if you decide to discontinue service, take the property off the market or sell (before closing please).

 Can I extend my listing?

As you near then end of your term, you may extend the listing another six months for $150 if we fill out an amendment (WB-42) to the listing contract before the expiration date. After the expiration date, would require a new listing contract which would be $349.



Website

 How do I print a nice one-page spec. sheet?

Go to the property of your choice and print from the link directly on the page. (Link is a "sheet of paper" icon.) Sellers: you do not need to log-in. Just visit your webpage just as a buyer would.

 How are changes made to my page and what are their costs?

You may change anything about your listing for free at any time with the exception of the price. Price changes require an amendment for the MLS. Keep in mind that you may want to notify us so that any changes can be submitted to the MLS also. (This is a separate process.)

  • Click on the Seller Login area  on the top left of the website.  Changes made take effect as soon as you click 'save.'
  • Email us, including your name and property address in the email.
  • Call us.

 How do potential buyers know to use your site?

We promote our site by advertising locally. National sites are not able to promote locally like this. Buyers are also driven to the site by yard signage on properties all over the La Crosse area. These act like mini billboards all over the area. We also have high search engine rankings on various keywords that potential buyers may use when searching via internet. Buyers may also find your property when doing searches from home on the internet on realtor.com, wishomes.com or other local real estate company websites.



Signs

 Why is it better to have LaCrosseByOwner signs?

  • You have a professional uniformly made sign that is recognizable in the area.
  • They are solid sturdy signs – not flimsy generic hardware store signs.
  • It will drive traffic to the website and your listing.
  • The rental of our sign is included in the fee.
  • Customized phone number rider included
  • Your house is your most important asset.  Homemade signs won't leave an impression like quality professional signs.

 What signs are included?

You will receive our Yard sign with a customized phone number rider. One directional sign and one open house sign is included. A SOLD sign is included when you sell your property.

 What if I need other signs?

These are available for a small fee. Additional riders for the yard sign are available for a small fee (Acreage, price reduced, etc.) See Services for prices and availability.

 Who owns the signs?

The signs are the property of LaCrosseByOwner. They are rented to you as part of the fee. We will handle pick-up, delivery and installation of the yard sign. You are responsible for damage beyond normal wear and tear.



Buyer's

 Are the listings on your site also on the MLS?

Yes. Your property will be entered into the MLS for the La Crosse Area REALTOR's® Association which includes Buffalo, Clark, Crawford, Jackson, La Crosse, Monroe, Richland, Trempealeau, and Vernon Counties and Houston and Winona Counties in Minnesota. Your property will also be displayed on realtor.com, wihomes.com and most local realtor websites.

 Do you provide Wisconsin and/or Minnesota real estate forms?

Yes. You can access them by clicking Wisconsin Real Estate forms or Minnesota Real Estate forms.

 What is the first step in buying a house?

You should get pre-qualified prior to looking at homes so you know how much you can afford.

 How can I protect myself against the home being in poor condition?

Buyers should always get a home inspection to insure the property is free from defects. The buyer normally orders and pays for inspections.

 What if the inspection report states that repairs are needed?

You negotiate these repairs with the seller. Determine what they will fix for you prior to closing or you may negotiate a lower price and take care of the repairs yourself.

 Since I am not working with a realtor, where can I get the proper forms to make an offer?

lacrossebyowner.com has many forms that are available to download. We have done this as a convenience, and we do not offer any legal, financial, or tax advice. We recommend consultation with an attorney for all transactions.

 Who orders the appraisal?

Your mortgage lender will order the appraisal.

 What if I have a realtor that I am already working with? Can I still work with them?

Yes. You and your realtor can negotiate details if you have a Buyer's agency agreement with them. They will be able to assist you with all steps of the transaction. If you do not have an agency agreement with a realtor, you may work directly with the seller which may provide more negotiating room since a commission would not be involved.
